FARM LOCATION: Approx. 1.5 mi. S.E. of Cardington on Co. Rd. 168 or 1st road E. of Cardington High School, turn So. and go approx. ½ mi. to farm on W. side of road (Higgins Signs posted).
AUCTION LOCATION: American Legion Jenkins-Vaughn Post 97 @ 307 Park Ave. Cardington, OH. 43315 (off W. Main St., same as S.R. 42)
REAL ESTATE: (Auditor Parcel #C07-001-00-124-00 and C07-001-00-124-02). Both parcels selling a 1 whole Tract of 74.115 +/- acres per records with 1,357+/- ft of road frontage on Co. Rd. 168. This is a very nice open field consisting of 62.93 +/- acres of tillable ground level topography. In the rear of Tract there are 2 small separate woods each being 6.03 and 3.63 acres totaling 9.66 +/- woods. Tract does have a long grass farm lane leading to one of the rear woods. Please note: FSA records show 66.14 as tillable acres. Soil types include Blount, Pewamo, & Glynwood silt loams with the majority being Blount & Pewamo productive soils. Woodlands have been managed for Future harvest-able timber. Taxes are $2,491.62 per yr. based on CAUV.
TERMS & CONDITIONS: New buyer will have the 2025 farming rights. The successful bidder(s) will be required to enter into a purchase contract at the conclusion of the auction. We will require a deposit on Tract #1 $20,000 (non-refundable) payment due at the conclusion of the auction with the balance due in 45 days. Your bidding is not conditional upon financing, inspections or appraisals. Be sure you have arranged financing, if needed, and are capable of paying certified funds at closing. Assignments of any purchase contracts are conditional on the bidder remaining jointly liable on the contract with the assignee. Taxes pro-rated to closing date. Tracts selling subject to all legal highways, easements, restrictions, agreements and rights-of-way of record, and any lease, grant, exception, or reservation of coal, oil, gas and other mineral rights and interests previously transferred or reserved of record, if any. Farmland is under CAUV. If buyer changes usage, any recoupment will be at the buyer’s expense. New surveys will be paid by sellers if needed. The purchaser will be responsible for the cost of title insurance or other type of title evidence if the purchaser(s) elect to acquire such title insurance/title evidence. Acreages and frontages are subject to final survey if applicable.
